GEO for property management

Help guests find the right property and book directly.

I help holiday rental property managers improve how their business and individual homes are discovered through Google and AI search, with direct bookings as the goal. Generative Engine Optimisation (GEO) connects the destinations you serve, the properties you manage and the requirements guests need answered before booking.

The work covers property information, destination and collection pages, website accessibility, external listings and booking measurement. It connects a traveller’s question with a suitable stay on your direct website.

01 / The work in practice

A property-management result measured through to purchase

A$16,861.07

Website purchase revenue attributed to ChatGPT

An Australian holiday rental property manager recorded A$16,861.07 in website purchase revenue attributed to ChatGPT. The result covered five purchases between 1 April and 25 August 2026. The business manages accommodation across the NSW South Coast and Southern Highlands, with a website for exploring destinations, comparing homes and booking directly.

The programme combined destination content, location-page improvements, external references and technical maintenance.

These are GA4-attributed results from a small sample, without reconciliation against cancellations, refunds or completed stays. They do not isolate the effect of any single optimisation.

02 / Guest requirements

Connect each guest requirement to the right properties

Your website needs to show which homes meet a guest’s requirements and explain the fit. A destination page introduces the area, a collection groups suitable accommodation, and each property page confirms the details that matter for that stay. Those connections shape the content I prioritise.

For example, a traveller might ask:

Where can six adults stay near the beach in Jervis Bay, with three separate bedrooms and a dog?

This illustrative question needs several specific answers:

Guest requirementInformation neededWhere it belongs
Six adults in separate bedroomsMaximum occupancy, bedroom count and bed configurationIndividual property page
Bringing a dogPet limits, approval requirements, fees and relevant fencing detailsProperty page and pet-friendly collection
Near the beachNamed beach, actual route, distance and access restrictionsProperty location section
Booking the stayAvailable dates, total price, conditions and reservation linkConnected booking engine

Collections link to homes meeting their criteria. I improve existing pages first, adding pages for distinct guest decisions.

03 / Direct bookings

Make your direct website part of the booking decision

The direct-booking opportunity depends on what guests can do after discovering your property. They need to identify the accommodation, understand why it fits their trip and reach a usable booking route. My assessment distinguishes three things: your management brand being mentioned, an individual home being recommended and your direct website being linked.

I check:

  • Which guest questions bring your brand or properties into sampled AI answers.
  • Whether the supporting source is your website, an online travel agency (OTA) or another publication.
  • Whether your own page answers the booking questions and connects to current availability.

OTAs remain distribution channels and information sources. Compare channel returns after marketing, payment and technology costs, alongside OTA fees.

04 / Service scope

What I work on across your portfolio

I use my GEO Operating System to connect guest research, verified property information, website improvements and external sources in one delivery plan. Each priority identifies the affected pages, the work required and the person responsible. Consultancy guides your team’s implementation, while managed SEO/GEO includes the agreed delivery work.

Guest questions and content priorities

Map guest groups, destinations and stay requirements to relevant properties, search terms and monitored AI prompts. The output identifies which questions your pages already answer and where information is missing.

Property facts and relationships

Confirm which company manages each home, where it is and what guests can book. Record amenities and policies at property level, then compare important facts across your website and external listings.

Destination, collection and property pages

Improve the pages guests use to compare stays. Connect destination guides and relevant travel content to matching accommodation, with booking links beside the information supporting the choice.

Website accessibility

Identify blocked or unindexed pages, broken links, duplicate URLs and important details that search systems cannot readily access. Provide prioritised changes for your website team and check the implemented result.

External information and evidence

Review sources cited in relevant AI answers. Prepare factual corrections and identify appropriate tourism, partner or editorial coverage supported by verified information about your business.

Measurement and review

Establish the baseline, check booking tracking and review changes in visibility, visits and purchases. Use those findings to update the next set of priorities.

05 / Property information

Keep changing property information accurate

Each home needs a confirmed set of facts and an update process when its facilities, policies or management status change. I identify where those facts are maintained, including the property management system (PMS), website and OTA listings, and who can correct each source.

01

A property changes

Update affected descriptions and collections when pet rules, sleeping arrangements or facilities change.

02

A home leaves the portfolio

Review its page, booking links and external references. Choose the page’s treatment according to whether a relevant replacement exists.

03

Information conflicts

Confirm the operational fact, record the correction and check the published result.

Current rates and availability stay connected to the booking system.

06 / Measuring GEO

Measure the path from visibility to direct bookings

Reporting connects whether your brand and properties appear, whether guests visit relevant pages and whether those visits produce recorded purchases. I separate brand mentions from individual-property recommendations and retain the prompts, platforms, markets and dates behind the sample. That makes changes easier to interpret.

07 / Portfolio growth

Support owner enquiries when portfolio growth is a priority

When attracting owners is part of the engagement, I also work on pages explaining your management services, service areas and property criteria. These pages should answer an owner’s questions about responsibilities, reporting and evidence of delivery, with a dedicated enquiry route.

Measure qualified owner enquiries and signed agreements separately from guest bookings.

08 / Scope & pricing

Work with me through consultancy or managed SEO/GEO

Consultancy provides research and guidance for your existing team to implement. Managed SEO/GEO includes strategy and agreed implementation, with me leading a dedicated delivery team. Both begin with the portfolio, business priorities and systems you use, so responsibilities and measurement access are defined before delivery.

10 / Useful answers

Before we work together

The engagement starts by confirming your portfolio, priorities and access to the systems publishing property information and recording bookings. We establish who can make changes, who approves them and what can be measured. These answers determine how the programme is delivered.

Does GEO replace our SEO programme?

SEO and GEO share technical and content foundations, verified property facts and guest priorities. GEO adds checks of how AI represents your brand and homes, which sources it cites and what identifiable AI visits do on your website.

Can you work with our existing PMS and website developer?

Yes. I assess access and define changes for your provider or developer, including implementation responsibility and completion checks. Integration and booking-tracking requirements depend on your systems.

Can you guarantee recommendations in ChatGPT?

No. Recommendations vary with the question, platform and context. I identify gaps, improve supporting evidence and monitor agreed guest questions, reviewing results against your baseline and commercial goals.

Can you identify bookings attributed to AI search?

Where recognisable referrals and tested purchase tracking exist, I report attributed purchases. Some journeys continue through other channels or lose referral information. Reservation records verify bookings, while analytics supplies the recorded attribution.

11 / The next move

Discuss GEO for your property portfolio

Share your website, destinations, approximate portfolio size and booking platform so we can discuss how search and AI visibility can support your direct-booking goals. If attracting property owners is also a priority, include that in your brief so the scope covers both objectives.
